Electrical Service for Landlords including Landlords Inspections

Letting residential property has become an increasingly popular investment. With electrics you can never be sure when a fault or breakdown is going to happen, that is why we are often approached to enter a property initially to do a free visual check and highlight any problems that may be evident.

As many prospective landlords discover, some homes may not be such a good investment as they initially seem, that’s why our Free Visual Check is key in making the right choices.

Preventative Maintenance

A popular and often essential service for landlords is a 12 Month Protection Plan, designed to give both the landlord and tenant peace of mind. As part of our ongoing commitment, regular visits to the property would take place to inspect and highlight any immediate or possible problems, saving all parties the inconvenience, hassle and stress that can occur with electrical faults and breakdowns.

The Latest Regulations Affecting Landlords

Current and prospective landlords need to consider and understand the new Part P Building Regulations.
Introduced in 2005, Part P is intended to increase the safety of households by improving the design, installation, inspection and the testing of electrical installations in homes whether they are being newly built, extended or altered. Failure to comply with the Building Regulations is a criminal offence and local authorities have the power to require the removal or alteration of work that does not comply.  This means that landlords have to follow new guidelines when carrying out electrical work in the rental property or garden.

It is therefore important to remember, those who are not registered including ‘DIY-ers’, must notify or submit plans to a building control body before commencing work including repairs, replacements and maintenance work, extra power or lighting points and other alterations to existing circuits in specialist locations such as the kitchen, and rooms containing a bath tub or shower basin, swimming or paddling pools and garden lighting.

As an NICEIC Domestic Installer, from our inspection and, where necessary, any work we have carried out we will provide Certification for your rental property ensuring peace of mind for both you, the landlord and your tenants.
